Phased turnover cleaning

Phased turnover cleaning, one release at a time

Large projects hand over in pieces. We clean each floor, suite or unit as it is released, ready on its own date while work continues next door.

Many dates, one plan

Apartment buildings, office towers, hotels, campuses and mixed-use projects rarely open all at once. Floors are released as they pass inspection, units turn over to leasing in batches, and a lower level opens to the public while the upper floors are still under construction. Phased turnover cleaning treats each release as its own deadline. We clean the space being handed over, protect it from the work still going on around it and move on to the next phase when it is ready.

One plan covers the whole sequence. At the walkthrough we map the phases, the date attached to each and how trades and materials move through the building. Crews then follow that map: a full clean of a released area, a protected path for workers passing through, and touch-ups if dust from a later phase reaches finished space. You see where crews will be each week and which release they are working toward.

Phased work rewards one point of contact. Project managers and developers get a single schedule for every release, supervisor inspections before each turnover and the certificate of insurance on file for the life of the project. Crews follow site rules and PPE requirements in active areas, and night and weekend visits keep cleaned floors ready while daytime work continues above or beside them.

Step by step

How it works.

01

Phases mapped

We list each release, its date and who receives it.

02

Clean and protect

Each released area is cleaned and kept clear of passing work.

03

Turn over

A supervisor inspects the phase before it is handed over.

A few useful answers

Phased turnover questions.

How do you keep a cleaned floor clean while work continues?

We clean released areas after the work that affects them, keep traffic to set paths and return for a touch-up if dust reaches finished space. The walkthrough sets those paths with your superintendent.

Can each phase have its own quote?

Yes. The written quote can show each phase on its own, which helps when releases are billed separately.

How do you track which areas are done?

The plan lists each release and its date, and crews update the superintendent as each area is cleaned and inspected, so everyone knows which floors are ready to turn over.

What projects use phased turnover cleaning?

Apartment lease-ups, office buildings released floor by floor, hotels opening in sections, school and campus buildings, and mixed-use projects where retail opens before the upper floors.

Do you clean model units and leasing offices first?

Yes, when they come first on your schedule. Model units, leasing offices and amenity spaces often open ahead of the rest of the building, and we clean them show-ready on their own dates.
